As an additional service to all our clients, we will provide, on sale and purchase transactions, a valuable legal indemnity insurance policy.
Very often, in the course of conveyancing, transaction enquiries can arise about legal restrictive covenants registered against a property. In particular this can cause difficulties if the property has been extended or altered.
Even more common are problems relating to building regulations approval or planning permission in respect of alterations or extensions to the property.
Nearly always, any of these problems relating to planning or covenants can be resolved by taking out an appropriate legal indemnity insurance policy, but negotiations between solicitors to agree the policy can take up weeks of precious time. Typically these policies cost between £75 and £200 each, depending on the precise circumstances and the price of the property.
To avoid this potential expense and delay for our clients, we have put in place an arrangement with Isis Conveyancing Insurance Specialists to provide you with an affordable, comprehensive legal indemnity insurance policy. It covers works previously completed at a property without evidence of planning permission and/or building regulations consent, and which may also breach restrictive covenants affecting the property.
The reason we are able to provide this low cost service is because of the large volume of conveyancing business we transact, thus enabling us to negotiate very favourable terms with the insurers.
We feel we have seen a considerable drop in the time taken to reach exchange of contracts as a result of the benefits this policy offers our clients.
